Professional fees:

Architectural fees can vary depending on several key factors, including the complexity of the project, the level of service required, and the practice’s pricing model. Whether you're undertaking a simple home extension or a full-scale new-build, it's important to understand how these fees are structured and what they include.

We typically offer either fixed fees or percentage-based pricing, depending on the nature and stage of the project. For full architectural services—from initial concept through to completion—fees usually range from 8% to 12% of the total construction cost. For smaller or more straightforward projects, fixed fees are often more appropriate and provide clarity from the outset.

Below is a general breakdown of roles and associated fee considerations:

Planning Stage

Covers concept design, planning drawings, submission to the local authority, and liaison with planning officers..

Building Control / Technical Design

Involves preparing detailed drawings and specifications for building regulations compliance and tender.

As required by CDM Regulations, we may act as Principal Designer to oversee health and safety during the design phase.

These estimates exclude third-party costs such as:

  • Structural Engineer

  • Party Wall Surveyor

  • Planning application fees

  • Building Control fees

  • Energy and environmental consultants (mainly for new builds)

  • We do not charge VAT

  • Fees can vary based on the level of service—ranging from basic planning drawings to full contract administration and on-site project management.

Note:

Our fee guidance assumes a standard construction with mid-range finishes and typical detailing. Costs may increase where high-end or bespoke design is required, or if the site presents access challenges or structural complexities.
